Documents Required for Loan Process

Please find the Documentation details along with the rate of interest as on today(Nov-2011).

Fixed Rate : 12.5% (for Full Tennure) as on Nov-2011

Floating rate :
Upto 30 Lakhs --10.75%
30 to 75 Lakhs ---11.25%
75 Lakhs and above --- 11.5% (as on Nov-2011)

PROCESSING FEES:
0.50% of the loan amount + service tax of 10.30%.or Rs.11,030/-(Above 20 Lakhs)as on Nov-2011·
Documents Required for sanctioning the case: [ salaried ]

1. Application form with signed photograph.
2. Address proof. (notarised)
3. Age proof (Pan Card copy / Passport copy / Driving License copy) notarised
4. Salary Slip for last 3 months (Latest)
5. Bank Statement for last 6 months (Salary Account).6.
6 months Loan Repayment track (If there is any loan).
7. Form – 16 & Saral (latest one Year).
8. Appointment Letter and Relieving letter (If your employment is less than one year in the current organization).
9. CTC with break up (latest Salary Hike Letter if any).
10. Processing Fees 11,030/- Cheque in the name of “HDFC LTD” (Salary Account).
11 .above said docs of co applicant also required if working,if not photo,ID and address proof is required
12 .cost breakup letter from builder .

List of property documents :

1.cost breakup letter (original)
2.Sale Agreement
3.Sale deed
4.EC for 14 yrs5.Tax paid receipt upto date6.Layout plan
7.Approved plan
In case of Home Extension loan ,Apart from above Documents ,

1.Cost Estimation from the Contractor
2.Plan of the Extension
MOD charges .1% on loan amount to be paid to the govt of karnataka(state) at the time of disbursement.
The above documents are required in original at the time of disbursement.

For PNL(Property Not Located) Case ,

1.PNL letter from Customer.

List of property documents for Land or Plot Purchase

1.Mother deed
2.Sale Agreement
3.Sale deed
4.EC for 14 yrs
5.Tax paid receipt upto date
6.Layout plan
7.Approved plan

Documents for Disbursement.

1. DRF form.
2. Original Sale and Construction Agreements.
3. Own Contribution payment receipts form Builder.
4. Bank Statement reflecting the payment made to Builder.
5. MOD (Memorandum of Title Deposit) 0.1% of the loan amount.
6. 0.1% stamp duty pay on the amount mentioned in sale agreement.
7. NOC From Builder.
8. Demand Latter from Builder.
9. ECS Form signed with Bank seal.
10.Canceled Cheque.
11.Tripartiate agreement(signed and verified by Builder,customer and Bank)

In Case Land Purchase ,For Disbursement Docs are,

1. DRF form.

2. Original Sale and Construction Agreements.

3. Own Contribution payment receipts form Builder.

4. Bank Statement reflecting the payment made to Builder.

5. MOD (Memorandum of Title Deposit) 0.1% of the loan amount.

6. 0.1% stamp duty pay on the amount mentioned in sale agreement.
